The Maintenance Technician plays a vital role in ensuring the day-to-day maintenance, safety, and overall appearance of Metro at Showplace Square and One Bluxome Place. This position is responsible for maintaining building systems, completing high-quality apartment turns, responding to service requests, and supporting both residential and commercial tenants.
The ideal candidate is proactive, detail-oriented, and committed to delivering exceptional service while maintaining the highest standards of property care and resident satisfaction.
Key Responsibilities
Property & Building Maintenance
Conduct routine inspections of buildings, common areas, and grounds
Perform general maintenance and repairs including plumbing, electrical, HVAC, and mechanical systems
Complete drywall repairs, carpentry work, and painting
Troubleshoot and repair appliances and building systems
Ensure all work is completed in compliance with safety standards and applicable building codes
Provide troubleshooting assistance to commercial retail tenants as needed
Unit Turns & Apartment Preparation
Manage and complete vacant unit turns to established quality standards within 10 business days.
Prepare and paint walls (full unit paint as needed)
Repair or replace cabinets and fixtures
Test, repair, and install appliances
Balance and repair sash windows
Ensure units are move-in ready within required timelines
Trash & Sanitation Responsibilities
Clean and maintain the trash room to ensure it remains sanitary, organized, and compliant with property standards
Physically move and take out trash for collection twice per week, every other week, in accordance with the property’s collection schedule
Operations & Administrative
Maintain accurate records of completed work and inventory
Order and manage maintenance supplies
Obtain proposals and bids for property improvement projects
Provide recommendations to the Property Manager regarding process improvements, cost savings, liability reduction, and resident satisfaction initiatives
Coordinate and serve as the point of contact for external vendors
Work Schedule
Monday through Friday
Standard hours: 8:00 AM – 5:00 PM
Twice per week, every other week: adjusted schedule of 6:00 AM – 3:00 PM to accommodate trash collection and operational needs
Participation in an every-other-week on-call rotation
Qualifications & Requirements
Proven experience as a Maintenance Technician or similar role (residential or mixed-use property experience preferred)
Strong working knowledge of plumbing, electrical, HVAC, and general building systems
Ability to safely operate hand and power tools
Forklift experience preferred
Strong troubleshooting and problem-solving skills
Excellent customer service and communication skills
Ability to manage multiple priorities and meet deadlines
Professional, calm, and solution-oriented demeanor
High school diploma or equivalent
Proficient in English (spoken and written)
Physical Requirements
Ability to lift up to 50 lbs
Ability to stand, bend, kneel, climb ladders, and perform physical labor throughout the workday
Comfortable working indoors and outdoors in varying weather conditions
Ability to safely move and transport heavy trash bins to collection areas
Transportation Requirements
Valid California driver’s license
Reliable transportation
State-mandated vehicle insurance
Ability to travel between work locations as needed (mileage reimbursement provided)
