In addition to the common areas of the house and the backyard, this sublet includes two rooms of your own. This is a great, rent-controlled flat in the Mission that you will share with my housemate, she has her own room in the back of the house.

Sorry, no smoking, drugs, heavy drinkers, or pets.
The rooms for rent: The front room is large (180sqft), with big west-facing garden windows and afternoon sun, has a desk, shelving, and lots of open space for office/yoga/meditation. The bedroom is medium-sized (130sqft) bedroom that faces the backyard and gets morning sun, has a full-sized bed, dresser, shelves, and chair. Please note that I am renting these two lovely rooms to one person, and that person (you?) will share the flat with my wonderful housemate who lives in the back bedroom, who is works outside the house typical working hours. Before sealing the deal, you two will meet in person and/or online.
The apartment: This is a great apartment in a very convenient, culturally rich, and warm part of San Francisco. Three-bedroom Victorian flat with sunny backyard and pretty quiet neighbors. Clean and furnished and clutter-free. Big, bright kitchen with gas stove, small bathroom, medium living room, foyer for bikes, washer/dryer, backyard with flower and vegetable garden. First floor flat but up one flight of stairs from the street level, with friendly upstairs neighbors. Everyone loves this apartment.
Note 1: the living room photo is not current. Other than a bookshelf, lamp, and antique recliner, the living room is mostly empty. Because you will have the biggest room (the office/movement space) in the house, you may find, like me, that you don't have much use for another room.
Note 2: The backyard looks better now than it does in that photo.
You are a good fit if:

*You want to rent these two rooms for the full length of the time that I'm away
*You are a considerate person to share the apartment with my housemate who rents the back bedroom.
I've lived here a long time, I've sublet my rooms many times, and it's always gone well. I care about the space, my housemate, my neighbors, and my neighborhood. I'm looking for someone who appreciates this special opportunity. References and a contract are essential.
Costs:
Rent: $1400/month
Gas/electric individual share: Depending on weather ~$10-70/month per person
High-speed Wifi individual share: $42/month
Water and Garbage are covered by landlord
