Seeking A Shared Home with a place to swim. (San Francisco)

Hello, I am a very kind, responsible and caring mature woman who is seeking a new location to call my forever home. In the photo I’m the tall one in the hat. Unfortunately, my beautiful dachshund passed about a year ago so I have no pets at this time.
I’m currently located in the outer Richmond District of San Francisco, and I realize my new location probably won’t be within the city of San Francisco for the following reasons:
I’d like convenient access to a swimming pool, river or lake and I’d like to avoid stairs.
I’ve been in my present location for 40 years. 40 years! That’s a long time.
I have outgrown my location, 2 big flights of stairs, neighbors who are thieves and a horrible new landlord. I’m over it. I just want peace and a space that makes me happy. I love animals, so if you have dogs, I would be in literally dog heaven. Certain cats I’m allergic to unfortunately, but a cat could be OK as long as they don’t go into my room. Quite frankly, I’d like a room with a door that locks. I provide that now for a roommate.
A couple of things about me, I’m a retired broadcasting executive with income, and I operate eBay and Etsy jewelry stores. I don’t smoke anything, I’m willing to share cooking and cleaning responsibilities, I use headphones to listen to music or watch TV, and I’m a considerate person. I’ve actually had roommates myself for the majority of the time I’ve been in this apartment and got along with almost all of them.
I’d be happy to live on a farm if there were swimming facilities nearby, such as a river or lake. Any place with year round accessible swimming and privacy would be great.
I’m open to considering any location in a warm climate with a place to swim. That could be in the Bay Area, or somewhere completely new. I love Hawaii, have vacationed there many times.
It’s not complicated but not easy. I’m open to all possibilities.
