Your personal space would be a private en-suite bedroom (120sf)), with a shower/bathroom, and walk in closet. You would have a private entrance, private patio, and an underground in-building parking spot, all on a separate floor from the rest of the apartment. It’s a great private space that the landlord just updated in February with new floors, new bathroom, etc. You access the upstairs of the apartment via internal stairs.
You will share in the fully furnished 500 sf of living and dining rooms, fully equipped kitchen, and installed 5G Wi-Fi (300 mbps upload speed). I would continue to occupy the upstairs en-suite bedroom and office bedroom, leaving one additional bedroom, a full bathroom, and a patio upstairs as well. About the apartment- It is located on Portola at Woodside, perfectly situated for access to everywhere in SF. As mentioned, the main floor is about 950 sq. ft., has a living room with a huge 4k TV, dining area and kitchen, fully furnished and equipped. One extra bedroom and the bathroom have hardwood. My bedroom and my office/fourth bedroom have brand new carpeting. There is a large patio upstairs off of the living room, in addition to the smaller patio off of your bedroom. The building is a secure, locked building with front door access on Portola, and patio access on Woodside. The garage is underneath the building, with remote opener access and designated individual parking. Washer & dryer in building.

The current total rent is $3770, which includes two parking spaces (for you and me). Your share of rent is adjusted slightly to compensate me for furnishing and equipping the shared space, plus provide WiFi. All other utilities would be shared expenses. It is my intention to sublet the remaining bedroom to a third person, and reduce each of our monthly rent obligations. However, the first step is to find a co-tenant and secure a lease, and then we can agree on a plan. Available March 15.
What would be required of you? You need to be able to qualify as a tenant, providing the landlord with a verifiable job and income history to support $2000/mo. rent. The landlord will do a DL check, employment verification, and credit check of us both. You also need to be cat-tolerant, as I have cats who are well established in the apartment.
