Requirements/Application Process:
- Very good credit (700+)
- 3 positive landlord references in recent past
- Rental application
- Two months of bank/savings/asset statements proving ability to afford rent, deposit, and some months of emergency backup funds
- One month of pay stubs from employer proving monthly income is 3x rent
- Valid driver’s license, ID, or Passport
- Credit report and background check
- No co-signers
As dictated by the landlord, there are no exceptions to these rules (apologies!)
House:
-Five bedrooms with five occupants and one in-room cat (no more pets please)
-Washer and dryer in unit, free
-Dishwasher

-Separate toilet room
-Kitchen is good sized, lots of storage, fully accessorized
-Patio at the back of the house
-Water pressure is good, hot water never runs out, and sound doesn’t travel in the house thanks to quality insulation and carpet
-Common areas are kitchen, laundry room, bathrooms, and hallway, which makes keeping things clean very easy for a house with five people
-10 minute walk or less to Golden Gate Park, the Presidio, and the 38/1/5/33/44 bus lines
-Quick, easy bus ride to Ocean Beach, Baker and China Beach even closer
-Fantastic food, cafes, bars, and a Sunday farmer’s market on Clement and Geary
-Grocery and corner stores within steps from the front door, absolute convenience
Notes:
-Parking is easy in the neighborhood without a permit and even easier with one. Our car owners haven’t had problems.
-The four roommates come from a variety of backgrounds and are all mid-20s to mid-30s.
-We work in night life, retail, law, art spaces, and the service industry.
-We have a dry erase board of house cleaning duties we sign off on whenever we have a chance to handle them–low pressure and easy but essential to keeping things tidy!
-We all clean up after ourselves and handle little chores around the house without needing a schedule and expect the same.
-Virtually everyone in the house has a different schedule, so the house is constantly moving. We’re not loud by any means, but we are also understanding of other’s needs to be social or quiet at atypical times.
-Because of the schedule variety, we usually don’t have an issue with the single shower, especially since the toilet is separate.
-It’s an older house so it’s not perfect (well-loved), but it’s clean, comfortable, and charming.
