The office overlooks the active fabrication workshop below through large interior windows, making it ideal for teams developing physical products or prototypes.
This is a working production workshop environment, ideal for robotics teams, hardware startups, product designers, architecture teams, or fabrication-focused creatives who need real shop access and infrastructure.
Gemmiti Model Art has operated in this location for more than 25 years.
SPACE INCLUDES
– Private second-floor office (approximately 600 sq. ft., 33' x 17') with heat and AC
– The office may also be used as a lab or workspace if the floor is protected
– Dedicated workspace within the shared fabrication warehouse (approximately 320 sq. ft.) – not pictured
– Access to approximately 1,000 sq. ft. of shared common space, including kitchen, bathrooms, and meeting area
– Shipping bay access for loading materials, equipment, and trash

RENT
$3,500 per month for the private studio office, dedicated workshop area, and access to shared common spaces, plus shared operating expenses.
Shared expenses typically run $650–$750 per month and include office electrical, WiFi and LAN network access, water and sewer, trash service, shared space and office cleaning, kitchen and bathroom supplies, and water service.
We start at $700 per month and reconcile quarterly.
Shop electricity is billed separately based on actual usage. Tenant installs an internal meter on circuits used by their equipment.
PARKING
Parking inside the warehouse or blocking the driveway is not included.
Shipping bay access is available for loading and unloading.
INSURANCE REQUIRED
Tenant must carry general liability insurance naming the studio operator and building landlord as additional insured.
LEASE TERMS
Month-to-month lease with 60-day notice required by either party.
First month’s rent, last month’s rent, and security deposit due at signing.
