This room faces Monterey Bay with white cap and sailboat ocean and Boardwalk views and a wide expanse of Santa Cruz neighborhoods. The traffic noise of High Street is not a feature of these interior rooms.
No one year lease required or even offered.
This is a 30-day notice situation. You can give 30-days anytime and I can give 30-days up to your living here for one year, and after that I must give you a 60-day notice. It's against City of Santa Cruz's housing code for private residences to rent out rooms just one, two, or even of 3 months duration. Because residences are not hotels.
I am used to a minimum of 9 months in relationship to the UCSC campus schedule. But I also rent here to UCSC staff who are long term, as well as other people employed locally who have no plans in the slightest to move out. They have found their adult happy place.
My turning down rent from some other competing housing candidate to reserve the room for you out beyond 2 weeks, just doesn't make sense.
If you are looking for something starting in later September and after - get in touch closer to that time - if I still have it listed.
I do background checks at my own expense - so it's not a first come, first serve set-up.

This very long post about a UNIQUE living situation requires many details if you are to accurately judge IF this is right for YOU.
Do not underestimate what #2 room provides so that you can judge the value. One benefit, I doubt you have now is your bathroom is professionally cleaned twice monthly - along with the kitchen and living room, etc.
Historically over 27 years, the hostess/proprietor (who lives off-site) has provided a curated quality-living environment already well-stocked with dry goods for the shared needs of kitchen, bathrooms and laundry use.
This is a BIG step up in ease and value. Call this a tasty recipe for those that seek a better experience in sharing a home.
ROOM TWO DESCRIPTION:
Add in private egress - French door (windowpane in a door) opens to an exterior stairwell landing wood deck with more views and garden and street access.
Privacy and quiet is enhanced due to solid core door and insulation in the wall for sound damping.
Dimensions are 13’ X 13’ with new white washed finish hardwood oak floor and eight-foot-long sliding door closet with clothes rack and a LED brightening up the length of the entire closet.

Access to a secure weather-proof bike barn close to the street with plugs for charging bike batteries.
Proprietor is on call via text for any questions A-Z and/or repairs with professional assistance.

September gender and age of others in place can be defined as male: 21, 31, 31, 53 and 61 years.
With six residents, even with very different schedules, a mindful approach to the shared spaces is required.
There are House Rules along with the Lease that is written so it's understandable. This way everyone is on the same page.
Q: Will you use the kitchen quietly after 10pm on Sunday - Thursday nights? This rule helps everyone.
BOTTOM LINES:
First month and a matching security deposit required.
First deposit of $350 applied to the security deposit - reserves the room.
Proof of income.
No 1-year lease offered as both parties to the Lease must be satisfied prior to one year.
Longer term is always a plus as it means less turnover/less administrative duties.
Ask about bedroom furnishings as some come with just a suitcase!
House rules are that you MUST clean up after yourself (perfection not required) or you DO "get voted off the island."
Any immodest alcohol or recreational drug behavior that impacts the house negatively such as you forget, or don't want to clean up after yourself or do not follow other House Rules means you leave sooner than you might wish.
When you respond, please don't forget to include your upcoming date of desired move, how long you expect to need a room, if you have a vehicle, a bicycle and need bedding or any other furnishings.
