Cost:
1. Monthly rent: $2200 for single occupancy. The rent includes high speed fiber internet by AT&T.
2. Deposit: same amount as monthly rent.
3. Utilities – Tenant pays for 30% gas/electricity and water of the total house bill monthly. The house does not have cable TV hook up and will not. On average, the tenant portion of the utility is under $100 a month in the winter. Summer will be less.
4. One person, none smoking, no pet (dogs or cats), no fire arms.
5. Move in cost: $2200 first month + $2200 (deposit).
Tenant suitability:
1. One person. No pets. This is none-negotiable.
2. We are an easy going professional couple with children age 10 and 12. If hearing kids playing in the yard, and their occasional loudness bother you, this will not be a good fit for you.
3. Comfortable with coastal weather in Pacifica - the air has a lot of moisture. Pacifica summer is never super hot. If you need hot sunny days most of the time, you will not enjoy living in Pacifica.
4. Currently the main home is under renovation but this does not affect the ADU.
