I am selling my beloved Tiny House on Wheels, as I am moving to the east coast. This tiny house is thoughtfully designed, with a lot of exposed wood that gives a warm glow to the inside — a blend of cabin charm with well designed functionality. This 20’ tiny house has been a perfect home for me (and saved me probably over a hundred thousand in rent). And, whatever your dreams for it — full time tiny home living, guest suite, artist retreat or airbnb — it is a beautiful, comfortable space to settle into.
The house was built in 2013 by a builder in Ukiah, Erwin Ludwig. He has built many tiny houses over the years and has an excellent reputation as a builder.
There is a full bathroom with a toilet (RV hook up possible for the toilet), shower and bathroom sink. *In photos the toilet area is the area currently used as a closet to hang clothes, because I use a bathroom in the house nearby where my tiny house is parked, but the dometic flush toilet can be sold with the house and is fairly easy to install.
The kitchen has a newly installed live edge slab counter and hammered copper sink and faucet.
There is also an outdoor shower with tub. Both the indoor and outdoor shower work.
The exterior is sided with reclaimed redwood boards.
The tiny home it is built on a double axle mobile home trailer, rated for 18k lbs or more. The tiny home weighed 6,800 pounds at the time of purchase and I sided it with reclaimed redwood fencing which added some weight.
It is 8 ft wide at the exterior, (8’ 6” is the widest load you can haul in California without a wide load permit) and 20’ 2” long. The single pitch roof is 13’ tall on the high side, 9.5’ tall on the short side. Total towing length of the house (including the hitch) is 23’ 10”.
There are two lofts, one for sleeping and one for storage. In the photos you will see the bed is downstairs, as it was my personal preference recently not to sleep in the loft - but it is also possible to set up the loft for sleeping and the downstairs can have a couch or be set up however you like for your ideal use.
The hookups are very simple - a hose (I use an RV water hose) and an outdoor extension chord.
There are 3, 20 amp breakers at the breaker box.
Hot water heater is Tagaki. Heats fast and mixes hot and cold well.
I’ve moved the house about 5 times and found that the house is well built for moving.
The oven is an Amana RV oven that runs on propane. There are three burners, the spark function on the burner doesn’t work so they must be lit with a lighter. The oven has one rack and works well, heats food evenly.
Buyer will move tiny house, but I can recommend good local folks for the job. Buyer will also take outdoor tub, outdoor fridge and fridge roof (which require disassembly).
Cons:
The oven pilot is a little quirky, it needs to be lit with a lighter for about 10-20 seconds to get the oven to go on.
Oven hood fan makes a bit of a rattling noise.
There is a patch on one of the interior walls that was not expertly done (done, eh hem, by me).
There are a few marks and stains in the wood around the house from wear and tear.
The registration is not up to date on the trailer. I made the choice not to keep paying registration because it moves so rarely and not very far, so there was no need. If it is essential for it to be registered this could be possible and back fees/title transfer would be about $900 (willing to split this cost with a buyer if they decide to go that route)
