Job Summary:
We are seeking an experienced Project Manager to join our dynamic team. The Project Manager will work closely with the Project Superintendent to oversee and manage construction projects from start to finish. The role includes responsibilities such as preconstruction estimating, bid package preparation, project management, subcontractor management, and acting as a liaison between suppliers and clients. The Project Manager will ensure that all project documentation is meticulously managed and that the project runs smoothly, on time, and within budget.
This position will require both office and fieldwork throughout the standard workweek. Ideal candidates will be highly organized, proactive, and capable of handling multiple issues across different work sites simultaneously.
Key Responsibilities:
Estimating and Job Start:
• Complete Invitations to Bid (ITB) and distribute to bidders, tracking bid due dates, and compiling bids for evaluation.
• Participate in pre-budget walks with the Project Superintendent and meet with consultants to understand drawing intent and address bid questions.
• Document and distribute meeting minutes from pre-construction meetings with the owner and design teams.
• Ensure bidders receive the latest revisions of drawings and addenda and manage document control for accuracy.
Contracts:
• Issue contracts to subcontractors, review for signatures, insurance compliance, and adherence to our standards.
• Maintain accurate contract documentation and ensure all documents are updated and aligned across all parties.
Project Accounting:
• Expedite vendor estimates and prepare internal company proposals for changes to be submitted to the owner.
• Manage and prepare subcontractor change orders, including tracking, obtaining, and documenting subcontractor and supplier change orders.
• Produce and process change orders for both the owner’s contract and subcontractors.
• Oversee monthly billings to the owner and approve subcontractor payments.
Project Documentation:
• Establish, maintain, and enforce procedures for the submittal, review, coordination, approval, and distribution of shop drawings, samples, RFIs, design changes, and other critical project documentation.
• Maintain project files relating to subcontractors, bid packages, plans, specifications, changes, and as-built documentation.
• Upload and update drawings in Buildertrend, ensuring all project drawings are current.
• Manage and track RFIs and submittals using Buildertrend, ensuring timely responses.
• Review and process submittals for compliance with contract documents, codes, and industry standards before they are submitted to the Superintendent.
• Organize meeting agendas and transcribe meeting minutes, ensuring all project communications are documented and followed up on.
Project Close-Out:
• Request O&M (Operations & Maintenance) materials from subcontractors at least three months before project completion.
• Compile and organize O&M documents into binders for the owner, ensuring all relevant documentation is easily accessible.
• Assist the owner with obtaining maintenance services for major scopes of work and support the project close-out process.
• Prepare and compile close-out binders, including all required documentation such as Cal Green certificates and final compliance reports.
Qualifications and Skills:
• Education: Bachelor’s Degree in Construction Management, Civil Engineering, Architecture, or a related field is preferred. A combination of education and field experience will be considered.
• Experience: Proven experience in construction project management, with a strong background in estimating, contract management, and project documentation.
• Software Proficiency: High proficiency in Microsoft Office and PDF publishing software (e.g., Bluebeam, Acrobat). Familiarity with construction management, estimating, and scheduling software is a plus.

SUPERINTENDENT
We are seeking a knowledgeable and seasoned Site Superintendent to lead and oversee high-end residential & commercial construction projects. The Site Superintendent will be responsible for the day-to-day management of the project, including: on-site construction, layout, scheduling and coordination. Communication and interpersonal skills are critical, as the Site Superintendent will be responsible for interfacing with co-workers, clients, architects, engineers and other important stakeholders.
Responsibilities
• Direct and supervise daily operations of the project
• Continuous oversight of schedule and budget to ensure project is completed on time and within budget
• Confirm that all work is completed according to plans, specifications and building codes
• Maintain thorough understanding of all aspects of the project on an ongoing basis, and anticipate and adjust as necessary
• Coordinate and schedule subcontractors, suppliers and crew
• Communicate effectively with co-workers, clients, architects, engineers, and other important stakeholders
• Ensure all work meets / exceeds our high quality standards
• Support the professional development of the crew - providing guidance and mentorship when opportunities arise
Requirements
• Must have 7 years high-end custom residential construction experience with demonstrated leadership (Site Superintendent or Foreman)
• Knowledge of building codes and standards, as well as construction methods, techniques and materials
• Computer proficiency – specifically with respect to Microsoft Office and relevant construction management software
• Expertise in reading construction documents (blueprints, plans and specifications)
• Strong verbal and written communication skills
