This is a master tenant / sublet situation where the master tenant (me) is also the onsite property manager. There are at most four (4) people living on site. Pets, cats and other small animals (no dogs), are also sometimes allowed but they must be contained in your room with no indoor/outdoor privileges. Sorry, but we've had issues with fleas with indoor/outdoor cats.
The home is a smoke-free, drug-free, party-free, moderate alcohol use environment that caters to working class professionals that seek the benefits of "quiet enjoyment," peace and tranquility in their living arrangement. I'm willing to explore month-to-month to see if this is a good fit.
Our home is in the Adobe neighborhood of East Petaluma near Lucchesi Park. We’re a 10-minute walk from the Petaluma Farmer’s Market, which happens every Tuesday. We’re also a quick 5-minute drive to Trader Joe’s and Starbucks. Across the street from the home is Lynch Creek and Lynch Creek Trail.
This is a make-yourself-at-home-share situation that is open to remote work. However, you are required to have a full-time or part-time conventional job that does take you out of the house at least some of the time.
The Room: It’s a regular-sized unfurnished room that measures 11 ft by 10.5 ft (115 sq ft). It has a closet and can fit a queen bed, nightstand and dresser. You’ll share a bathroom with one relatively tidy housemate. It’s decent size room in a quiet and safe neighborhood. It’s also single occupancy only, with some allowance for occasional overnight guests.
The room has been recently repainted and refurbished and is almost ready for occupancy. The room has been painted a light yellow and is very bright. Across the street from the home is Lynch Creek and Lynch Creek Trail. At night you can hear the frogs from the creek from your room. During the rainy season it can get quite loud.
The Home: Ideal for someone who enjoys a drama-free, quiet, and relaxing home environment. You’ll share a four-bedroom, three-bathroom, 2.1K sqft home built in the mid-1980s with three other housemates and two cats. While the house is not contemporary, it’s also not too old. The collective here is pretty loose-knit, with working professionals. The age range is 30 to 50 mature, responsible adults. Some housemates you’ll bump into every day, and others you’ll seldom see.
You’ll have free use of the common areas, which include the kitchen, living room, family room, washer/dryer, and backyard.
Everyone is pretty neat and good at cleaning up after themselves. You’ll be expected to have the habit of cleaning up after yourself mastered before you move in. We also have a house cleaning service that visits twice a month. The home stay's pretty clean most of the time.
The Area: This section of Petaluma is super quiet, with the Lynch River right across the street. You can hear frogs and owls at night if you’re out walking.
The Terms: I'm looking for a 3-month lease term. However, we'll also consider month-to-month. The rent is $1100 a month, and utilities are included: PG&E, water, garbage and Xfinity internet. Also included is a bi-monthly cleaning service that takes care of all common areas, kitchen, living room, family room, and common bathrooms (yours included).
The Search: I'm conducting phone screenings and in-person interviews for an Sept 22nd move-in. If you and I feel it’s a good fit, you’ll get to register for a background check, which includes a search for criminal records and a credit report. You’ll also need to supply proof of employment, proof of income, and recent rental history. The background check will cost you around $50, and we’ll conduct that as a final step so no one pays unnecessary expenses.
