Hi! Offering three different room-for-rent options in my custom two-story single-family house.
* When emailing, please confirm that you read and agree to the terms outlined below. I will then email you a general contract that goes into further detail. Then we can arrange a showing.
Room details:
• All rooms have walk-in closets, and full bathroom (possible shared use in future, if another roommate joins).
• All rooms have comfortable beds, desks, lamps, chairs, bookcases and/or shelves.
• Second floor has two options: either large great room fully enclosed by a wrap-around curtain (there is not a full wall and closeable door, so this option has less noise privacy), or fully private large master bedroom with balcony.
• First floor is a fully private medium-sized bedroom.
• Shared use of furnished common areas - kitchen, living room, dining room, laundry area, patio, spa, spacious garden, etc.
• Note: pictured bathroom is one of two similar full bathrooms.
• Note: pictures of the upstairs great room were taken before the fully enclosing curtain was installed and more furniture/desk put there (will update pictures).
Per month rates for the three options, all are available:
• Second floor great room: $885 (this option does not have full wall-enclosed noise privacy)
• First floor bedroom: $1175
• Second floor master bedroom: $1390
Start with month-to-month duration, can extend to longer terms, if mutually agreed upon.
PGE, water, garbage, and internet included with rent.
This assumes your reasonable electricity use and respect that electricity costs are peak rates from 4-9 PM every day, including weekends. I therefore request you reasonably reduce usage during 4-9 PM, especially high electricity-use devices like washing machine/dryer. If your electricity use becomes excessive then part of PGE bill may be charged in addition to rent.
Heating and cooling:
Done the old-fashioned way with a wood stove and seasonal diligent window management. This works well if managed properly, though second floor can get a bit warm by the afternoon during a persistent 100-degree-plus heat wave. Firm adherence on this please.
Mail: you will need to get PO Box at Post Office please, do not use house address.
Parking: driveway or street.
Pets: most likely not. Might make exception for very well behaved and non-destructive animal, but will increase rent cost. No indoor cats due to cat allergies. An outdoor cat is welcome, but the street could be a hazard.
Must be clean, professional, responsible, respectful, and take care of your area and the house. Leave it better than you found it.
* Note: food and drink in kitchen and dining areas only, not in personal rooms / carpeted areas (water is fine).
NO drugs, smoking, vaping, irresponsible drinking anywhere on premises.
Required prior to move in:
• First and last month rent
• Security deposit - same amount as rent (deposit for great room will be $1400 because it's the largest space)
• Income verification (most recent paystub, and/or most recent bank/brokerage statement)
• Current credit score
• Current credit report
• References: previous landlord(s), roommate(s), employer
• Background check (most recent employer background check preferred)
• Verification of PO box for mail
• (Renter's insurance policy, if you bring a lot of belongings)
About the owner / landlord:
Quiet professional man in mid-thirties. Live in another first floor bedroom. Sometimes away travelling. Often working on projects on the property. Family and friendly dog from out-of-state occasionally visit. Surrounded by very nice neighbors who occasionally gather to socialize.
