Offering two different room-for-rent options in my custom two-story single-family house. Start with month-to-month duration, can extend to longer terms after that, if mutually agreed upon.
Per month rates for the three options, two of the three are available:
• First floor bedroom: $1200
• Second floor master bedroom: $1500
• Second floor great room: currently rented through approximately November, when available price will be about $950 (note: this option does not have full wall-enclosed noise privacy)
All options have walk-in closets, possible shared use of a full bathroom (depends on the option you pick and possible future roommates), and shared use of furnished common areas including kitchen, living room, dining room, laundry area, patio, spa, spacious garden, etc. Second floor has two options: either large great room fully enclosed by a curtain (there is not a full wall and closeable door so this option has less noise privacy), or fully private large master bedroom with balcony. Second floor master bedroom also has private balcony. First floor is a fully private medium-sized bedroom. All rooms have beds with very comfortable mattresses, desks, lamps, chairs, bookcases, and shelves. Note the pictured bathroom is on the second floor, the first floor bathroom is similar and slightly larger. Also note the pictures of the upstairs great room were taken before the fully enclosing curtain was installed and more furniture/desk put there (will update pictures soon). Dishes/cutlery, some linens, furniture, and washer/dryer are furnished. Parking: one spot on driveway, or on street.
PRIOR to moving in, ALL of the following are REQUIRED:
• First and last month rent
• Security deposit - same amount as rent (note: deposit for great room will be $1500 given its large size)
• Income verification (most recent paystub and employment verification, and/or most recent bank/brokerage statement)
• Credit score (no older than one month)
• Credit report (no older than one month)
• References: previous landlord(s), roommate(s), employer
• Background check (most recent employer background check will suffice)
• Renter's insurance policy (possibly not necessary, dependent on how many belongings you bring)
PGE, water, garbage, and internet included with rent. This assumes your reasonable electricity use and respect that electricity costs are peak rates from 4-9 PM every day, including weekends. I therefore request you reasonably reduce usage during 4-9 PM, especially high electricity-use devices like washing machine/dryer. If your electricity use becomes excessive then part of PGE bill may be charged in addition to normal rent.
I heat and cool the house the old fashioned way with a wood stove and seasonal diligent window management. This works well if managed properly, though second floor can get a bit warm in the afternoon if there is a persistent 100-degree-plus heat wave. I expect firm adherence to my methodology and requirements, NO exceptions.
Mail: you will need to get PO Box at Post Office please, do not use house address.
Pets: most likely not. Might make exception for very well behaved and non-destructive animal, BUT will increase rent cost. No indoor cats. An outdoor cat is welcome, but the street could be a hazard to cats.
Must be clean, professional, responsible, respectful, and take care of your area and the house. Leave it better than you found it.
NO drugs, smoking, vaping, irresponsible drinking.
About the owner / landlord: professional man in mid-thirties. Tend to be private and quiet. Live in the house in another first floor bedroom. Sometimes away travelling. Often working on projects on the property. Family and friendly dog from out-of-state occasionally visit. There are also very nice neighbors who occasionally gather to socialize.
