Just west of Sebastopol city limits, the cottage is behind another house and cannot be seen from the street. It faces Atascadero Creek so it's quiet and you will wake to the sounds of birds chirping. There are wild turkeys, peacocks, and deer that visit the apple orchard (unsprayed) next door. At night you can see the twinkling lights of Sebastopol on the ridge. In the daytime you can see Mt. St. Helena in the distance.
Built around 1920, the cottage has been completely renovated with refinished wood floors and original (sand-blasted) vaulted wood ceilings. New insulation (R-30 in the roof) keeps the place cool in the summer and snug and warm in the winter. One large open living/dining/kitchen space. Lots of light via three double -pane French doors with built-in Venetian blinds (between the inner and outer glass).
Although listed as a 1 bedroom, there is not a full bedroom. Instead there is a sleeping alcove large enough for a queen bed and bureau, that is curtained off so it can’t be seen from the living space.
A palatial bathroom with a marble-topped wooden sink cabinet, tile floor, large cast iron claw-foot tub/shower with a vented skylight above the tub (in the vaulted ceiling), and a huge walk-in closet.
Loft area over the kitchen is great for storage or as a guest sleeping area (too close to ceiling for every day use).
Large 300 sq. ft. deck has a roofed section which means there is ample space for an outdoor dining room and outdoor living room. The complete privacy means sleeping outside is also possible.
Thermostat-controlled electric baseboard heat, in the bathroom and living space. Passive solar means electric heat is only needed on successive rainy days and the few freezing days in December.
The full kitchen has a Wedgewood gas stove, side-by side refrigerator, and porcelain kitchen sink. An outside alcove contains a washing machine and gas dryer.
Most utilities are included (gas, water, garbage, and high-speed internet). Tenant pays for electricity (metered) which is mainly used in winter for baseboard heat.

Private fenced and gated backyard with raised (organic) garden beds, a peach tree, a plum tree, and lots of flowers and succulents.
On well and septic. Well water is tested annually but a slight amount of chlorine is added for safety.
