We are seeking a third flatmate to share the upper story of a beautiful 19th C farmhouse in Rockridge.

::The Room::
It's about 10x10 and gets a lot of south facing sun through a large window that overlooks the front yard. The window is private in that no one can look inside. The current tenant fits a queen bed, bookcase, cozy chair, small trunk, litterbox and a floor lamp. The closet is medium-sized with shelving, and the house has ample storage for anything that doesn't fit in the bedroom. We prioritize storage space for the tenant in this room.


::The Apartment::
The unit is the entire 2nd story of a farmhouse. There are three bedrooms, a huge living room with a closet, and a sunroom with a convertible couch for guests. The massive kitchen has been recently renovated; it includes ample counterspace and storage, a pantry, a dishwasher, a laundry closet, a cleaning cubby, an extendable kitchen table, and a comfy chair nook. There is one room for the shower/bath (no toilets) and two rooms with toilets; all three have sinks. We share the front and back yards with the lovely downstairs tenants, although we mostly use the front yard and their dog enjoys the fenced-in backyard. There is a large attic and a large garden shed for additional storage.

This is not a scent-free apartment but it *is* a smoking-free apartment. We do a monthly check-in to address any issues that come up, divvy up chores, and make sure we are all on the same page.


::The Neighborhood::
The house is on a leafy, quiet street off of Telegraph and Alcatraz. There is easy, free street parking in front of the house. On average, a 10-minute walk will get you to all the coffee shops, pub, restaurants, bakeries, and parks on College, Telegraph, Shattuck, and Adeline. Both the Ashby and Rockridge BART stations are a 20 minute walk. Berkeley Bowl, Safeway, Walgreens, and Trader Joes are just a 5 minute drive.


::The Fine Print::
The lease is month-to-month; we are all equal tenants. We would prefer a long-term commitment but are open to short-term. Utilities for PG&E and internet vary between $75 total in the summer to ~$125 in the winter. A background check and security deposit of $667 is required for move-in. The room is available for move-in on October 1 (flexible).


::The Current Tenants::
We are two ladies in our late-thirties, plus a cat. C is a super friendly, introverted, office-going structural engineer originally from NYC. She likes traveling, hiking, climbing, gardening, crafts, swing dancing, thrifting, movies, and reading. C is happy to chat in the evenings before decompressing alone with a book. M is a cis, femme, queer, mixed race, full-time grad student in somatic counseling. She is originally from AZ and CA. M enjoys hiking, road trips, dance, play, and movie nights. Peter is a feline familiar to M. He is a friendly short-hair grey/brown tabby who enjoys his indoor/outdoor life.


::You::
In a perfect world, you work mostly out of the house, have experience living with other people, have a busy and full life, and are friendly.

Even in a less perfect world, you keep weeknight quiet hours between 10pm and 7am and common sense quiet hours on the weekends, clean and tidy up as routine/personal preference, are accountable, and are a direct and frequent communicator. You are also conscientious of others, meaning you practice your indoor voice, don't monopolize spaces or tools, clean up messes, give notice about guests and late-night visitors, etc. You enjoy being a team-player at home too: willing to water the plants or feed the cat when someone is traveling, coordinate maintenance or landlord communication, take packages inside, etc.
