Summary:
We are an INTENTIONAL COMMUNITY OF ARTISTS AND MAKERS seeking likeminded, located in the industrial area of West Oakland. Rent varies depending on privacy, amenities (open warehouse space, tinyhomes, etc).
3D printer studio, laser cutter, industrial sewing machine suite, forklift training, vinyl cutter, power tools and hand tools, bookbinding, soldering and welding, dremel press, free project materials, etc.
We function as a collective/community but membership does not involve becoming part of any legal structure. Commercial and personal use both OK, guests and clients must be supervised but are unrestricted by management.
📜 Lease FAQ 📜
- 1month’s rent deposit to hold space (which will be converted to security deposit); additional 1 month's rent to move in
- All-inclusive utilities and amenities price
- 240V power available in every unit (either existing or can be run)
- 2 common shop sinks, 1 common restroom sink, camp-style sinks can be DIY'd in any unit
- 4mo trial period then year-to-year (guaranteed extension unless you violate your lease)
- Property mgmt (this author) lives onsite and are also members of the community. We pay the same rent as you guys, etc. We just do admin as the way we contribute to the community, other people have other roles. We don't make a profit off this.
- Open finances, documents all available to everyone
- We have free rein to modify the building and play fort

- Excellent parking availability on both sides of the building (parallel blocks)
- No smoking indoors (there is a courtyard area for smoking)
♿️ Inquire within for accessibility and wheelchair access questions, we have a very finegrained map of the building. My life partner is a fulltime powerchair user so we have performed real life use case tests.
⚠️You must manage your particulate and fumes. One unit is specially customized for great ventilation, other ones we may need to punch out some windows and run some ducting. Again, we can do whatever we want to the building.

[GARAGE $1300] M15: 230.00sqft exclusive +184sqft vehicle egress running through same space that must remain clear overnight and yield right of way to carts/vehicles at any time + collective-access sump pump area. This is a large garage-like loading dock with a roll-up door, a ramp to the first floor, and a community bathroom and shop sink just feet away. The roll-up is open during the day and closed at dusk unless someone is in immediate attendance. The area also contains the building sump pump and currently a bike storage area not counted in this square footage, we can negotiate on clearing that out for you or not. (♿️ first floor) Open with 2 wks notice.
[TINYHOME, AIRCONDITIONED $1200]: M24: stand-alone tinyhome with air conditioning and adjacent workshop included, frosted skylight, storage on roof OK. no ensuite bathroom/shower, must use building restroom/shower. Open now.
[LARGE VENTED SHOP + BEDROOM $1500]: Giant workshop that wraps around insulated bedroom nested inside. This is the best room in the building imho. Available with 3wks notice
No there is never a line for the shower, everyone works at such different times and some units have their own. Nor have I ever gone to use the restroom and had no stalls open.
Pets OK, dogs on-leash only, cats in-room only, other habitats must be verified by management as humane (no big fish in small tanks, chickens living on concrete, or anything else messed up, we are animal lovers here).
