We are seeking a Senior Capital Manager. The ideal candidate will have 5-7 years of apartment or condominium construction related experience. The selected candidate will oversee large capital improvement projects and have direct oversight of all project managers. Compensation commensurate with experience + BONUSES and Benefits.

Overall Responsibility:
The Senior Capital Manager will be responsible for the budget and timing of large ($90,000+) capital projects, which may generate revenue and will contribute to our goal of taking on more complex acquisitions. This position will also manage and streamline our portfolio-wide Green Initiatives, any periodic seismic matters, and will have direct oversight to all Project Supervisors.

ESSENTIAL DUTIES - Responsibilities include, but are not limited to:
Supervises the design and renovation of large capital projects including aspects of cost control, schedule control, and levels of quality consistent with objectives
Reviewing the renovation projects progress for timeliness and budget adherence
Negotiates, administers, and controls contracts and agreements related to the project and serves as the official administrative contact with architects, contractors, and other agencies
Supervises staff including providing orientation and training in sectional, divisional and departmental policies, procedures and standards
Issues assignments to staff including establishing priorities and deadlines
Provides scheduling information and budget cost estimates on future projects depending on current project status and section workload
Supervises the preparation of regular reports on project progress and special reports dealing with unique circumstances or problems including recommendations for their resolution
Develops and recommends changes in policies, standards, and procedures
Reviews reports or recommendations prepared by subordinates for technical and administrative feasibility and makes necessary recommendations
Authorizes technical change orders
Assists in the preparation of a division's annual budget and report

QUALIFICATIONS:
5-7 years of apartment or condominium construction related experience - this is required
A college degree preferably in Construction Management is highly preferred
Possess exceptional presentation skills with an ability to present material in an appropriate manner to suit all audiences
A Contractor's License is a plus
Must possess exceptional communication (verbal and written) skills
Ability to write informational memorandums and reports
Computer literacy, the ability to use Word, Excel, and other Microsoft office products
Attention to detail
Ability to prioritize, multi-task and work independently
Experience working with architects, engineers and contractors on small and large-scale projects with multiple design-build elements and with a focus on value engineering
Must be able to read and interpret blueprints and drawings, includes mechanical, electrical, structural and landscape
Must be able to pass a background search and drug screen
Must have a solid and consistent work history with excellent references
Must have a valid driver's license
