We have a sweet non-live art studio / maker/ creator space coming available 3/1 (or sooner) in our fun, stable and secure shared warehouse of artists, makers, and creative small businesses in the “Melrose District” (near High Street a few blocks off 880).
This would be a proper 412 sq ft sublease with (preferably) a minimum 6 month lease. That includes 365 useable Sq.Ft., plus 47ft of CAM: (CAM is how the rent for thoroughfare, bathroom, etc. gets shared)
Rent is $765 + $5 wifi +$10 insurance (unless you have your own)
Typical electricity, water and basic trash included
(Major electric use (kiln, welding) could be negotiated)
Note: The spaces isn't appropriate for major dust or fumes, automotive, cabinet shops, etc.. We'd prefer active makers,creatives, artists. Woodworkers with proper dust collection systems that are not high production shops would be considered.

• Additionally :Possible Shared use of existing woodshop floor tools may be negotiable with some maintenance cost.
• Great for: Painters, Designers, Metal Work, Digital Fabrication or any maker / artist /creator is welcome, but dust, sparks, fumes, etc. must be mitigated very safely or done outside. (easy access from unit).
•: We ask for some baseline cleanliness, and adequate exhaust fans, fire safety, dust collection, spark safety, etc if it is relevant to what you create.
• Due at Signing: First and last month rent on signing. Security deposit may be able to split over a couple months.
• Build Out: You may build out to your liking at your expense, e.g. walls, storage etc. with approval for structural issues etc.
• Neighbors: other artists and makers in adjacent spaces , (good creative, easy going neighbors)
• Us: fun, , no-drama, friendly, group of 4 other passionate artists/creative pros.
• Not appropriate for band practice or automotive.

• This unit is YOUR space within a 2K ft secure quadrant of the 8K ft complex.

THE NEIGHBORHOOD:
A funky un-traveled street next to the railroad tracks, small manufacturing, bordering residential. There's a vibrant latino community with awesome food trucks/pop ups a block away on weekends. It’s scrappy outside, but not particularly rough, and it's a surprisingly peaceful vibe on the property. Fruitvale Bart is 1 mile away.
THE PEOPLE:
We are a painter/public art facilitator, 2 part-time wood artists, and a small creative biz owner/artist. There are many other painters, sculptors and ceramicists next door.
