Couple looking for 1/2 BR unit, preferably ADU/duplex (Berkeley)

Hi! I am a 2nd-year Cal engineering PhD student and I am looking for housing with my partner of 4 years (full-time health clinic worker, who I met while we were both Cal undergrads). We've been living together for almost two years.
We are looking for:
-a 1 or 2 bedroom unit
-Price range of at most $2,500/mo.
-Start date of June 1 (the semester ends mid-May and I would prefer to not move before then, but if it is a truly perfect unit, perhaps the will to move can be found).
-Location: anywhere from North Oakland through Berkeley up to El Cerrito Plaza. Preferably not along a major arterial like University, Shattuck, MLK, etc., or if so, at least set back in the rear of the lot. We both plan on commuting on e-bike.
Ideally, we are looking for a unit with the following features:
-Sunny/abundance of natural light
-Outdoor space (could be a patio, shared backyard, or deck)
-Cat friendly (just one perfect angel)
-Off-street parking for one car
-Dishwasher and/or laundry facilities (or hookups) are a plus
I think we make wonderful tenants. We are quiet, respectful, don't smoke (anything, lol), and clean (some may say I am very methodical about sorting my trash/recycling/compost). I am a handy guy who likes to repair things, whether a dishwasher, replacing weatherstripping in windows, or routine maintenance on my car. If it'd sweeten the deal, I'd be willing to pitch in a weekend of my time on occasion to help with your projects, whether it's putting up shelving in a garage or basement, spreading mulch, or cleaning gutters (thanks to my dad for the many times we've done that last one).
I'm posting this wanted ad as I acknowledge that while our desires for housing are slightly ambitious for our budget, I hope our appeal as good, long-term tenants (2-3 years, depending on the length of my PhD) might encourage someone to rent to us (or offer a unit that is not currently listed on Craigslist, Zillow, etc.).
