ABOUT THE HOUSE
- 1,100 square foot townhouse across two levels. First floor has living room, half bath, dining room, kitchen, two storage closets, and a back deck patio space on the first floor; second floor has two bedrooms and one bathroom.
- The house was built in 1980, purchased by us in 2012, and remodeled since then. (We moved out recently and have been renting to friends who have now moved out of the area.)
- The house has a brand new in-unit washer and dryer, located in a closet between the living room and kitchen. Free to use.
- Remodeled kitchen features all fairly new stainless steel appliances.
- Main level features modern-looking recessed lighting throughout, and the bedrooms have ceiling fans.
- Back deck features space for grilling and seating - and includes fun "beer garden" string lighting.
- House features central heating with a brand-new furnace.
- One off-street parking space provided.
- Smart house equipped with Nest smoke/carbon monoxide detectors and a Nest "learning thermostat," which includes remote access capabilities and auto-away (eg. if your phone isn't connected to WiFi, the heat will turn off), as well as video doorbell.
- See attached photos for pictures of the inside of the house. (Keep in mind we took these while we were still living there - it will be delivered empty - but as you know, it's obviously all about how you choose to decorate it. Consider it like "staging" in an open house.)
- Bedroom #1 is approximately 14x14 with wide sliding-door closets with mirrors.
- Bedroom #2 adjoins the upstairs bathroom, and has wide sliding-door closets with mirrors - the inside is decked out with an upgraded "Elfa" closet. (Making it 10x more usable.)
- Both bedrooms have ceiling fans and premium berber-style carpet that has been regularly steam-cleaned.
- Property is served by AT&T Gigabit Fiber.
ABOUT THE NEIGHBORHOOD
- The Laurel District is super cute. It's quiet and suburban, yet super walkable and near transit. You're walking distance to restaurants like Everett & Jones BBQ and new beer gardens such as Degrees Plato and Ghost Town Brewing. There's also a great grocery store in the neighborhood called Farmer Joe's.
- You're just two blocks from the NX3 Transbay bus stop that goes directly to SF without stopping a single time. (And a dozen other bus lines.)
- You're 10 minutes from downtown Oakland. (20 on a bad day.)
- You're 25 minutes from downtown SF during non-commute hours. (Probably 45ish minutes during commute time ... still not bad, especially if you grab that NX3 bus.)
COST / TERMS
- We are asking $3200 per month.
- Due at signing: first month's rent and a refundable security deposit in the amount of one month's rent.
- We require a 6-month lease to start. We'll consider requests for longer or shorter leases on a case by case basis.
- Fully house-broken pets are allowed pending interview w/ your pet - we charge an additional $100 per month in pet rent.
- Included in the rent: we pay water, sewer, garbage, and maintenance for the common areas of the complex (eg. weekly leaf-blowing and basic groundskeeping services through the HOA).
- Not included in the rent: you would pay PG&E and Internet costs - along with any other services you choose to purchase.
ABOUT THE LANDLORDS
We're in our early 40s and lived in this house until recently. We actually just moved down the street, and this is our only rental unit. We moved out to buy a house with a yard when we started a family. So no absentee landlords here and you don't have to deal with some corporate management/ownership who doesn't care about you. If you have a problem, we're eager to solve it quickly.
