Hi, my fiancee and I are looking to swap our Greenwich Village 1 br. apt for one in San Francisco for a more long term scenario (as in 2-3 years). I moved to SF last year to live with my fiancee and attend grad school and want to keep my NYC apt as is too much of a steal to give up! Right now I'm just putting my feelers out to see if there is any interest...
I am currently exchanging my apt for one in San Francisco's Marina area, whose owner lives in my place in NY. We have a 1 year unofficial agreement which ends Jan. 1 2010 which is when I am looking to do my next swap.
My apt can be described as as cute and cozy on a gorgeous block, but that is not a euphemism for cramped and crowded I assure you. It is a true 1 bedroom with living room and separate relatively large (for Manhattan) kitchen. However, it may take some getting used to after being accustomed to the amount of space you can get on the west coast. People say they love my apt, that it has good vibes. I am a Buddhist so maybe all the chanting I do has lodged its vibrations in the walls and furniture. My rooms are simply furnished, but artsy. I would like to leave it furnished. The location is the west village as ideal as you can get for anything fun to do, good to eat, interesting to watch and beautiful to see- my neighborhood kind of looks like Noe Valley meets Paris,quaint and pretty but bustling with designer shops and a million bars and restaurants. I am so central that when I go out I can usually do so within 4 blocks either direction. Bleeker street around my corner is turning into a new Soho, high end designer shops line it up and down. The location is about equidistant to the A, C, E, 1, 2, F, V, and B lines, Path stations. Super short walk to Union Sq., Chelsea and Soho.

I am looking to stay in NYC from about Aug. 8th through Sept. 1st. 2009.

I have a beautiful 4 bedroom home in North Napa. The master bedroom has a sliding glass door allowing access to two very private back patios, one covered and one uncovered, and a beautifully landscaped yard complete with hot tub, hammock and BBQ. One of the other three bedrooms is a guest room, another is an office with two desks, a FAX and wireless internet. There is a amazing park (Alston, on Dry Creek Rd.) 6 blocks from my house that has acres and acres of hiking trails and a panoramic view of The Valley.

I am centrally located within and hour from just about everywhere !!! 1 hr to San Francisco, 45 min to Calistoga, 1 hour to the Redwoods and 1hour to the State Capitol Sacramento.

I want a cozey, simple, 1 or 2 bedroom, or a loft, a small kitchenette (I don't cook), a little yard for my two very well behaved dogs --they live inside with us of course. I seek to simplify my life and return to some form of "city" life in a small town like Napa. The motto for my new place would be "light and bright" and I will know when the place is right.

Hello,

I am hoping to trade a single bedroom for a single bedroom in the City of Seattle. I have no preference as to which neighborhood in Seattle. My hopes would be to do this for a couple of weeks in the beginning of August and then I am going to ride my bicycle back down to Oakland. It is a long ride back. Everything seems a bit tentative but I am hoping to work things out if possible. To be honest, I would be just as happy to sleep in a backyard as well. So if you can't trade but would be willing to let crash in your yard for a bit that would be kosher too because I am camping the whole way back down anyway.

I live on Telegraph Ave. and 32nd street. The house is very large and there are about six people (including myself) living here. Everyone has there own room, no couch surfers or shared rooms. Plus my garden will be banging off and you could grip some of its treats, as well. Close to everything and all that jazz (transportation, amenities, groceries). There are two cats living here but they usually stay in the owner's room and don't have free reign in the common areas, if you got allergies.

We are a 12 minute drive into downtown San Francisco and also located conveniently next to several modes of public transportation (BART Trains and multiple bus lines) and a quick walk to Downtown Oakland.

Our neighborhood is friendly, diverse and you are able to walk everywhere...movies, Oakland Museum, several restaurants, cafes, bars, groceries stores, the farmer's market, gyms and even yoga. On a typical day, you will see people walking their dogs, running the lake and just sitting in the sun. If you are reading this ad, you probably are interested in living in Ashland, Oregon, maybe visited a few times for the Oregon Shakespeare Festival, found much more of interest, and maybe even fell in love with the beautiful surroundings and friendly, vibrant community. Maybe you�ve even thought about leaving the Bay Area and making a new home five hours north.

I am your mirror image, because now that my kids are grown and living in the Bay Area, I am ready to leave Ashland after nearly 30 years. In 1989 I bought a 5-acre bare hillside just outside of town, and by 1994 I had designed and built a passive solar house that I lived in until 2004, when I moved to Japan to live. The house was appraised at just under $700,000 last year, and although the market is slow now, there are very few foreclosures in Ashland and prices have not dropped much and are on the way back up now. The place is well-rented ($2050/month) and I could wait until things gets back to normal to sell it, but I am also motivated to trade for a good apartment or house in San Francisco of similar value.

The house is two stories, 2,400 square feet, 3 large bedrooms, one with a master bath, and 1 � more bathrooms. There is a large family room that has been used as an art studio. The views from all windows, two small decks, and the large patio, are lovely, and silence reigns as a small hill blocks out any traffic noise from Highway 5 (about 2 miles away). There is a sense of privacy but also of being in a close community that is hard to find anywhere. The house is exactly 9 minutes from Ashland�s Plaza and Lithia Park by car, or 15 minutes from Medford (pop. 75,000) to the north.

Solar design means that the house gathers the low winter sun and stores it in the large house mass (concrete, double drywall, and Gypcrete floors), while in summer the mass cools down at night and overhangs and shades keep the summer sun to a minimum so no air-conditioning is needed. Two large solar collectors on the roof provide about half the hot water needs throughout the year. There is a catalytic woodstove and backup electric heating, and I normally used � cord of seasoned firewood per heating season, with electric bills averaging $100 a month, including an outdoor hot tub.

The land now has many mature flowering and fruit trees, much natural landscaping, extra-wide fire buffers, and in 1995 I planted 110 vines of pinot noir, merlot, and Shiraz, which yield about 10 cases a year now. Everything is drip irrigated, and the well has never run dry.

In 2000 I built a matching detached garage and 600 square foot studio apartment, and the long-term tenant has turned it and her small garden into a place of peace and beauty. I have kept the entire place meticulously maintained both while I lived there and since, and last year renewed the kitchen with efficient stainless appliances.

I am looking for a place in the City where my son can live permanently, perhaps share with a roommate, and some space where I and my family can stay during summer visits. Parking is a necessity. We are flexible in price differences, timing, and location.
