REFERENCE LETTERS:

In December of 2008, I represented a buyer in a sale where the physical inspection recommended a chimney specialist for further review. The buyer used a coupon from a large, well known company for a free video inspection. As they walked up to the chimney, they recommended a rebuild at around $18,000, not knowing that they had inspected the chimney 2 years prior and issed a clean bill of health. The sellers hired their own inspector, who said the chimney just needed light repair. The buyers hired a 3rd company and they backed the seller's inspector. The seller's then hired a structural engineer, who certified that the chimney was sound.

After spending $1,500 on inspections and upon the recommendation of a Realtor in my office, I called John Lubow at Chimney Inspector. CHIMNEY SWEEPING

Keeping your chimney clear of combustion deposits will assure your chimney operates efficiently, while limiting your exposure to a chimney fire; an uncontrolled 2000 degree fire inside your chimney. I will mask off the fireplace opening, a vacuum will be running inside the firebox, and a drop cloth will be placed on the floor. The soot and creosote deposits are scraped off the walls of the flue and the smoke chamber with brushes attached to flexible poles. The damper, smoke shelf, and hearth are cleaned of any debris. My methods insure that there is no mess in your home, in fact I guarantee it. The cleaning may take up to an hour, and should be done every one to three years depending on use, or when you move into a new home.

I offer two types of inspections that meet the National Fire Protection Agency's 211 standard for fireplace evaluation.

LEVEL ONE INSPECTION

This is a visual inspection of the readily accessible areas of the chimney structure and flue. I will be able to give you a basic condition report after this inspection. I inspect the readily accessible areas of the chimney in the living area and at the exterior of the home. Some of the areas covered are the firebox, damper, and smoke chamber. Outside, the spark arrester will be checked to make sure it does not restrict the draft, and that it meets local building codes. The structure will be checked for basic soundness and any evidence of deterioration. This inspection should be done every one to three years.

LEVEL TWO INSPECTION

This is the inspection recommended before modifications, during a change in property ownership, or after a chimney fire, or earthquake. I use a Digital Imaging Camera and the visual inspection may be used to complete a Level Two Inspection. The camera is used to inspect the condition of the interior of the flue. You will receive a detailed written report outlining any areas of concern.

CAP/SPARK ARRESTERS

A masonry chimney should have a flue or rain cap installed on top. The expanded metal spark arrester meets California code requirements. The spark arrester will stop large burning embers from escaping the chimney and it will also keep animals and debris from getting into the chimney. On top of the wire mesh box sits a metal lid to keep out rain water. It is essential to keep the rain water out of your chimney; it can cause an odor when it mixes with soot, when mixed with soot it creates an acid that breaks down mortar, and it can drip on the damper-causing it to rust and warp. Metal flue pipe should also have the proper manufacturer specified spark arrester/ termination installed on top.

DAMPERS

A chimney without a damper is costing you money - as much as 30% of your heat and air conditioning can go up the chimney. I can provide a top damper that fits into a flue cap. This stainless steel damper easily opens and closes with a spring loaded pull chain mounted on the firebox wall.

LOG LIGHTERS

This gas fueled rigid pipe supplying heat to your wood can really make getting your fire started easy. I install and/or replace ones that have worn out.

MASONRY REPAIRS

I provide a full spectrum of masonry repairs; including exterior tuck pointing, crown wash repairs/replacements, and replacing those worn out firebox bricks with new extruded fire brick.

NEVER ever use any of the following for designing, installing, troubleshooting,
or educating you on a home theater or speaker system:

1. the jack of all trades...more like the hack of all trades--- if they are charging $50,$100 or $200 to install your $5,000 tv you will get what you pay for. If they break your tv or mess up sometning in your house, how will they ever pay you? Do the math. Broken tv $5,000 installers makes $50 per install = 100 installs to pay for damage. And good luck finding these " so called EXPERTS " when a problem comes up. We see these guys come and go all the time. Your home owners insurance may not cover any damage done by these hacks. Experience allows expertise, always ask 'how many have you installed. Chances are they have done only a very few installs and will make a mess out of a difficult install. Watch out for the spammers, out of towners and general hacks.

2. general contractor - they might know some one, but never let them pull the
wires for your system or layout the finish location of any jacks, tv's, or
speakers....they dont understand the finish installation portion of the job, and
long after the contractor is gone, is when you will discover his mistakes/
improper design

Here is a common mistake Contractor/Electrician always make. The put the outlets in the way of the TV mount and/or cable connections. They don't inset the outlets further getting in the way. The Coax Cable has no business being behind the tv. It needs to go where your components will be. If you think this will save you time and money, think again. We have seen this hundreds of times. The client thinks he is helping the installer when he is actually making life more difficult.These guys also make huge holes that you will have to get repaired.

3. an electrician - electricians are trained for high voltage (90+ volts)
no home theater or speaker system works in this realm. high quality work in the
home theater business comes from experience...hands on experience....i have gone
into too many jobs to 'fix' the mistakes the electrician made, and if you think
you are going to save a buck or two by using the electrician, it will bite you
in the rear when it comes time to watch your first movie and the colors are all
screwed up and you cant seem to locate your electrician

4. a storefront -- like Sears, best buy, magnolia, circuit city, costco, fry's, FIRE DOG
This and Handyman are your worst choice's.
these storefronts dont care about you, they just want to sell boxes and you are
a number to them...the guy who's helping you, he doesn't really care about you,
or if you will really be happy with your purchase...all he sees is a big dollar
sign over your head and it equals his commission

Design Process:
We come out to your home to measure your existing house and photograph all relevant interior and exterior parts. We document the location of all utility lines and any elements of the existing structural configuration that may be important for the design process. Any official documents regarding the lot and its boundaries would be very helpful.

We will prepare for you one set of as built plans from the measurements we took. We check with the city/county on any variances, setbacks and or hazards the property may have. This process takes one to two weeks.

We provide our clients with three different floor plan ideas. Whether it is an addition to a home or a remodel, all owners who share in the decision making responsibilities must be present in order to make changes and or modifications.

After a design is chosen it takes two weeks to complete the rest of drafting plans. These plans include:

Site plan
Existing floor plan
New floor plan
Existing roof plan
New roof plan
Existing elevations
New Elevations

*Note: These documents are what is required for a design plan/review. Please see design/plan review under submittles.

Title 24:
After a design/plan review or if none is needed we provide you with Title 24 documents (energy calculations) This is needed for every remodel and or addition. This process takes approximately one week but it can be completed during the same time that the structural engineer is doing his work.

Structural Engineering:
The Structural Engineer will provide you with the Structural Calculations, Roof Plans with details and Foundation Plans with Details. This phase takes three to four weeks.

You will receive the following plans:

Some cities if under certain square footage will provide an "over the counter plan check". For this stage we go with you to the city to help you save time and money on needing to resubmit. If they have any markups /redlines for example they may allow us to change the plans there. This way you should be able to leave with the plans that day

Big Projects For bigger projects, they need to be dropped off to the building division. These projects will take two to three weeks.
Redlines Any redlines from the city/county will take approximately 10 business days to correct and resubmit to the city.

Overall time From measurements to final stages your time is approximately 6 to 8 weeks. Please note that this varies on how fast you decide on your final floor plan/design and if you have a plan review.

Then our General Contractor will come in and Build your home.

We can do this in a timely and efficient manner.

In December of 2008, I represented a buyer in a sale where the physical inspection recommended a chimney specialist for further review. The buyer used a coupon from a large, well known company for a free video inspection. As they walked up to the chimney, they recommended a rebuild at around $18,000, not knowing that they had inspected the chimney 2 years prior and issed a clean bill of health. The sellers hired their own inspector, who said the chimney just needed light repair. The buyers hired a 3rd company and they backed the seller's inspector. The seller's then hired a structural engineer, who certified that the chimney was sound.

After spending $1,500 on inspections and upon the recommendation of a Realtor in my office, I called John Lubow at Chimney Inspector. He was on time, gave an accurate assessment and gave a price that was better than the other 2 inspectors, When the buyers hired him, He showed up on time, did a great job and cleaned his mess up.
