Trinity Management Services, a premier San Francisco based Property Management Company is looking for a highly qualified Building Engineer for our new building, Trinity Place. Trinity Place is a 440 unit, 24 story apartment building that is currently going up at 1188 Mission Street. The Building Engineer is responsible for the daily operation, maintenance, preventative maintenance and repairs to Trinity Place. The Building Engineer should know all building systems and components and be able to perform general maintenance as required. Must have worked in new hire rise construction while going up.
ESSENTIAL JOB FUNCTIONS:
Maintenance of plumbing, electrical and all other building systems
Electrical repair and troubleshooting
Supervise and direct maintenance technicians with their duties
Inspect buildings and grounds for malfunctioning equipment and unsafe conditions
Prioritize, monitor and direct scheduling of all service personnel and follow-up upon completion
Assist with installation and modification of building equipment/systems
Water treatment and testing
Understanding of building automation system
Troubleshoot, evaluate and make recommendations to upgrade maintenance procedures and/or implement savings opportunities to ensure more efficient management of maintenance operations of the community
Order parts and materials as required and maintain stock and inventory control
Troubleshoot and repair of all mechanical systems
Coordinate maintenance efforts with outside contractors and technicians
Maintain the cleanliness and appearance of all work areas
Work with Property Manager in planning and controlling of annual and capital budgets
Manage all emergency services and create and maintain an emergency plan for systems back up on the community
Comply with all applicable codes and regulations of all governmental agencies having jurisdiction
KNOWLEDGE, SKILLS AND ABILITIES REQUIRED:
Proven strong organizational skills and knowledge of new construction and hi-rise mechanical systems
Basic Energy Management Training
Understanding of blue prints
Leadership and team building skills
Strong customer service and communication skills
Excellent computer knowledge
QUALIFICATIONS
Bachelor's degree or equivalent combination of education and experience
Minimum of 5 years experience in building operations, engineering and equipment and systems maintenance
Completion of College or Technical School HVAC Certificates upon completions
EPA 608 Universal Certification for refrigeration
Completion of Building Operator Program Coursework, Engineering Technical Training, Building Operations and Maintenance Training Certificates of Completion
CA Drivers License
