On-Site Retail Property Manager (San Francisco Area)

Successful real estate investment firm is seeking an experienced Property Manager to manage a retail mall in the San Francisco area. The ideal candidate will be a results-oriented, self-motivated professional with retail management and leasing experience, knowledge of Yardi Voyager, superior problem solving capabilities and a strong work ethic.

RESPONSIBILITIES INCLUDE:

• Communicate with tenants to ensure an ongoing successful relationship
• Handle all on-site operational issues.
• Negotiate and prepare LOIs, new leases, and renewal of leases for prospects and tenants.
• Maintain vendor and lease files, tenant correspondence, insurance, etc.
• Work closely with leasing department to show spaces to prospective tenants
• Work closely with architects and space planners, obtain construction bids, and oversee tenant improvement construction and capital projects
• Negotiate all service contracts
• Manage 3rd party vendors, including maintenance, housekeeping, landscaping, security, etc.
• Inspect property on a regular basis
• Oversee all preventative maintenance programs
• Analyze monthly financial statements and prepare monthly forecasts
• Prepare annual operating budget
• On a monthly basis, charge, invoice, and post collection of rents, and pay vendors from the Yardi Voyager system.
• Issue default notifications, and pursue unpaid rents through the legal process when necessary
• Review and approve monthly rent roll
• Must live within 45 minutes of San Francisco.

The manager must have in-depth knowledge of retail lease agreements and legal issues related to the agreements and with tenancies. As the contact between public and the center, the candidate must present a professional, efficient attitude in remedying tenant complaints. Further, the manager will identify and shop competition periodically and use information to update the marketing plan.

Candidates should have strong interpersonal skills, the ability to self-manage, and multi-task in a fast-paced environment. Excellent communication and organizational skills are a must. A willingness to learn and take on additional responsibilities as required, is essential. Candidates must have impeccable verbal and writing skill, proficiency with MS Word and Excel, and knowledge of Yardi Voyager desired, but not a prerequisite. Reliable transportation is required as this position entails some out of office work.
