About the garden: It is really lovely. There are lots of great plants and a brick area with table and chairs. The flowers include Giant Bearded Iris, red Dahlia, purple Agapanthus, pink Hydrangea, a big Rose bush, a young Palm tree, Sunflowers, Borage, Nasturtium Geranium, Forget-Me-Not, purple Passion Flower vine, ornamental Sage, Jade plant, and controlled blackberry and boysenberries the size of your thumb. Grab a few to throw in your breakfast yogurt or granola! The garden really flourishes because of all the great sun it gets.

About parking: It's on-street parking, but it's VERY easy to find space in this area. I've never had to park more than 1/2 block away.

Address is 12 Latona St, in the Bayview/Silver Terrace District. The cross street is Bayview St. This area is being revitalized by the City and lots of money is being spent to make it beautiful and to stimulate the businesses in the neighborhood. They've created a gorgeous line of new palm trees on Third Street and the new Light Rail line was recently completed and has been running for the last year. It's just one block away, and goes along Third Street, so now it's very quick and easy to get to the Downtown AT&T Ballpark & the South of Market area. This is part of a big improvement plan for the Third Street Corridor, which is bringing with it new and even faster access to downtown, new sidewalks, new businesses, new energy and vitality.

The area: This is is a racially mixed, improving neighborhood which is a 5-minute drive southeast of The Mission. It's in the nicer part of the Bayview; on the hill west of 3rd Street. There's a small, pretty white church on the corner, right across the street. Parking is surprisingly easy.

If you drive by to take a look at the outside first, you will be impressed to see that it's the nicest house on the block. These directions start from the major intersection of Oakdale (which runs East and West and is about 15 blocks south of Cesar Chavez) and 3rd St, (which runs North and South and passes by the east side of Potrero Hill).

From Oakdale & 3rd: Go south on 3rd St. for 3 blocks to Bayview St. Look to the right. There is a sign for Baview St. but it is set back off the corner a bit, near where you see the sign for The Upper Crust, a sandwich/coffee shop. The more visible street sign right there is Revere St. Both Revere and Bayview intersect 3rd St. at this point, and then they separate into a “V” shape. Make a SOFT right onto Bayview St. (not Revere) and go up the hill (to the west) one short block. The first street you come to is Latona. Park immediately. There's a 99% chance you will find a parking spot near the corner of Latona and Bayview, I always do. Walk onto Latona. It's the 4th house on your right; beige with green and white trim, #12.

Two short blocks further up the hill is a nice new development of single family homes. This area is in the process of dramatic improvement. People are buying and fixing up homes in this neighborhood. This is not near the projects or Hunter's Point, but you should also realize that it's not Noe Valley either. It's very convenient if you work downtown or in the South of Market area and don't want to drive (save $ on gas & parking!). The new T-Third Street Light Rail line is one block away and will take you north along Third Street and to SOMA, downtown or North Beach. The #23, #24 and #44 buses will get you where you need to go in the east & west parts of the city, and they stop only 2 short blocks away. Between the Light Rail and the bus lines you can get anywhere in The City easily without a car.

Important note: This house is pre-1906. It's built on bedrock and it survived the big 1906 quake. The Marina may be charming and fashionable but much of it is built on sand and in the big earthquake of 1989 there was major damage. Some houses collapsed completely and lives were lost there. This part of the Bayview is much safer in an earthquake.

If you would enjoy a really big, beautiful, Victorian flat at a great price, that is unusually spacious (5 of the 6 rooms are over-sized) with many charming details, great weather, a lovely garden, a free back porch laundry, in a place where the parking is easy, and you are willing to be flexible on the neighborhood, this could be the perfect flat for you. A one year lease required. Cats appreciated and welcome.
