NON-PROFIT AFFORDABLE HOUSING ASSET MANAGER
September 2009
Position Summary: Under the general direction of the Director of Asset Management, in close coordination with the Deputy Director the Asset Manager performs a wide variety of tasks related to the Financial Asset Management for the Bernal Heights Neighborhood Center and Affiliates. This position supervises the day-to-day activities of BHNC’s two staff accountants providing direct supervision and support.
The Organization: Bernal Heights Neighborhood Center (BHNC) is a non-profit community based multi-service agency founded in 1978. Our mission is “Bernal Heights Neighborhood Center works to preserve and enhance the ethnic, cultural, and economic diversity of Bernal Heights and surrounding neighborhoods. We promote community action to build a just and equitable community for all. BHNC focuses on the needs of people with low and moderate incomes. We work to accomplish our mission by:
• Developing affordable housing throughout San Francisco;
• Providing linguistically and culturally responsive services to our community’s most vulnerable adults, seniors, youth, and their families;
• Developing leaders; organizing and empowering our tenants, clients, members, and allies to advocate for their needs and for the needs of the community.”
BHNC has four key program areas to meet this mission: Housing Development and Rehabilitation, Senior Services, Youth Services, and Community Organizing
Asset Management
• Provides support to Director of Asset Management in Property Management Co. oversight and assets in rehabilitation
• Responsible for managing the annual compliance and annual progress reports for lenders and funders in conjunction with fiscal staff and Property Management Companies
• Manages annual budget process for each property and corporation with assistance of fiscal staff & Property Management Co. ensuring budget compliance with existing loan documents
• Develops multi-year financial projections for each property and/or corporation and manages summary documents of projects’ financing terms and requirements for each source of funding
• Prepares supportive service contract budgets for any necessary budget modifications and renewals. Manages monthly invoicing process & ensure timely reimbursement to subcontractors. Monitors subcontractors’ fiscal procedures/documentation and compliance
• Monitors loan and supportive services contracts for compliance for each of the properties
• Responsible for annual Welfare Exemption filings and related annual income certification for all properties with City and State and for filing for Welfare Exemption immediately upon acquiring any property
• Manages monthly analyses of financial statements from the Property Management Co., and incorporate statements into overall consolidated reporting system
• Ensures the accurate transfer of accounting data from the computer accounting system to board and management reports, manually or through software linkages and maintains accurate complete accounting trails for annual audit process, including audit schedules and on site work
• Maintains knowledge of account balances and whether they will be able to meet anticipated expenses in the near future.
• Manages project close-out of all project accounts for cost certification audits
• Supports insurance renewal process for all corporations
• Participates in Annual Membership Drive and other Special Events as assigned
• Other duties and projects as assigned
Knowledge/Skills Required
• Thorough understanding of Accounting principles
• Bachelor’s degree in accounting or three years general accounting experience in all areas of the accounting cycle
• Analytical and detail oriented yet able to look at the whole picture in implementing systems, procedures and plans that meet current department goals and longer term goals
• Minimum three years supervision experience
• Ability to organize, prioritize and manage multiple priorities and function independently and as a team member
• High degree of discretion and excellent judgment
• Computerized Accounting Systems, Excel & Word expertise
• Ability to work with a diverse staff
• Fingerprinting background clearance maybe required
• Sitting for extended periods of time and extensive use of computers and telephone
• Non-profit experience desired
• Bilingual preferred
