The newer homes adjacent to the south are perpendicular and their rear yard setbacks (as opposed to side-yard setbacks) afford good solar access along the lot's south-facing length. The tear-down garage is just inside the south property line. There are existing survey stakes on that line.
There's not much in the way of available building lots close to the ocean on the Westside of Santa Cruz. The best, recent comps I've seen are one that sold on John St. half a block in from Delaware Ave (Parcel #003-201-65 for $670,000 on 6/10/2014) and another that sold for $710,000 on 6/13/2014 on the north side of Oxford Street, third lot in from Fair. I think this Laguna lot compares favorably to those. This could be a great place to build your beach home.
