Project Manager Job Description and Essential Functions/Responsibilities:

• Plan a construction project and prepare a construction schedule in conjunction with the Project Superintendent.

• Cooperate fully with the Project Superintendent to get the project completed.

• Evaluate contract drawings and specifications and ensure that the building is built in accordance with these documents.

• Ability to perform constructability review of drawings.

• Perform value engineering to ensure project cost reflects the latest means and methods, which exist – that translate to project savings.

• Meet with Owners and Architects in a professional manner and have the ability to communicate effectively both the concerns and best interests of the company.

• Instill a positive working relationship with the Owner and Architect to ensure repeat business.

• Prepare regular, timely and accurate billings for Owners.

• Monitor, in conjunction with the Project Superintendent, a project’s material and labor costs and ensure accurate quality reporting is being conducted.

• Have the ability to read, interpret, analyze and forecast a project’s cost reports and determine the status of the job in terms of schedule and costing.

• Be aware of unit costs and monitor and compare daily progress on site with that of the project’s estimate in conjunction with the Project Superintendent.

• Conduct project meetings, bi-weekly or monthly as needed.

• Coordinate, manage and communicate with all subcontractors and effectively deal with problems such as delivery, labor, schedule and payment disputes.

• Ensure that the project is in a positive cash flow position and prepare Project Manager Reports accurately and timely for submission to management.

• Capable of effectively overseeing and directing all aspects of construction projects, of all types and sizes.

• Ability to visualize a building in all its intricacies during planning stages of a project, be fully conversant with construction drawings and documents, and possess strong mathematical skills.

• Knowledge of building types, structural systems, building related geo-technical, building envelopes, building materials.

• Experience in estimating, budgeting, cost control, tendering, contracts, codes, and regulations.

• Knowledge of safety regulations and good health and safety practices.

• Candidate must be able to work independently and in a team environment, and to build and maintain long-term amicable working relationships.

• Excellent interpersonal, organizational, managerial and communication skills are essential


Skills, Knowledge, Qualifications and Experience:


• Successful candidate shall have 15 plus years experience working with developers and/or general contractors and shall have a Building Technology Diploma, a Civil Engineering Degree, or experience equivalent.

• Must have completed multiple “ground-up” construction projects as Project Manager.

• Ability to assess the current conditions of existing buildings and provide accurate capital improvements budgets and building condition analysis for perspective buyers and current owners.

• Experience with the MEP design build process.

• Must be able to apply innovative and effective management techniques to maximize employee performance.

• Thorough understanding of corporate and industry practices, processes, standards etc. and their impact on project activities is vital.

• Superior communication and interpersonal (tact, diplomacy, influence etc.) skills essential.

• Proficiency in project management software (i.e. Prolog, Expedition, Primavera, Microsoft Project, etc…), Proficiency with Microsoft Office.
