Project Manager
(Affordable Housing) Locations:

SUMMARY/PURPOSE:
The Project Manager is responsible for managing all aspects of the development process for new construction and/or acquisition/rehabilitation projects. Under the supervision of the Development Manager, the Project Manager is responsible for ensuring a financially and operationally viable development in a timely and cost-efficient manner.
Supervision
This position reports to the Development Manager.
ESSENTIAL JOB FUNCTIONS:
Site Identification & Acquisition • Identify sites for potential housing developments
• Assist in site acquisition negotiations with property owners
Project Conceptualization & Feasibility Analysis • Identify and test the physical and financial feasibility of potential development opportunities
• Perform due diligence
• Prepare a development schedule
Internal Coordination: • Initiate and maintain coordination with all internal stakeholder departments
• Ensure that the building program, financing plan, and operating budget/reserves meet MPHC standards
• Schedule and budget changes are communicated in a timely manner
Project Financing • Obtain and close financing for the development, including taking the lead in negotiations
o Prepare and submit financing packages
o Clearly document loan and partnership terms for file and for approval
o Create and maintain up-to-date proformas that accurately reflect the project budget and financing plan
Manage Entitlements & Permit Process • Apply for and obtain required government permits and approvals
o Manage a team of design consultants through the process of obtaining planning approvals
o Manage the community acceptance process
o In consultation with Construction Dept., manage the building permit process
Lead Project Development Team • Lead a development team, including architects, engineers, contractors, attorneys, and other consultants through the development process
o Lead the design process
o Solicit, evaluate, negotiate, and monitor contracts
o Monitor project costs and schedule through construction, in consultation with Construction & Facilities Dept.
Represent Mid-Peninsula • Represent the corporation before public bodies as needed
• Network with appropriate groups and individuals
• Develop and maintain positive relationships with all internal and external entities
Project Close-out & Transition to Operations • Prepare project summary and execute file transfer to central files
Other • Perform related duties as assigned
QUALIFICATIONS:

• Assist with meetings and other office-wide events (set-up, clean up, preparing coffee, stocking supplies, ordering and picking up lunches for meetings, etc. as needed).
• Maintaining upkeep of the office. Responsible for keeping the kitchen clean, loading and unloading dishes in the dishwasher, maintaining a clean tidy appearance of conference rooms, storage room, stocking office supplies and stocking supplies in the bathrooms.
• Monitor fax and copy machines to ensure all paper trays are full. Schedule service calls as needed.
• Coordinate conference room/travel calendar scheduling.
• Manage Outlook Contacts for employee, vendors and consultants (Master List-Emergency contact list/ phone list).

Project/Marketing Support:
Responsible for Project and Marketing support including but not limited to:
• Project Filing

JOB SUMMARY:
To recruit, develop, and manage a cross-functional team of 4-6 engineers (initially) responsible for research, development, and design of a wide range of products and designs to complement our range. Responsible to drive simple, practical and cost-effective design in line with our company's progressive environmental policies that will support our business development strategies and support our growth and profitability. The Head of Product Development will coordinate, follow up and manage functions in areas of mechanical/industrial/software design, as well as be charged with the performance management and career development of the people in the Product Development team. This position will plan and manage various engineering projects, ensuring all projects adhere to acceptable engineering practices and compliance regulations, are appropriately staffed and able to work to ambitious deadlines for realization. Assist with troubleshooting problems, conflict resolutions, discrepancies, and in investigation of non-conformances. Develop Standard Operating Procedures providing engineering expertise and maintain a high level of competency and business development acumen. Provide process excellence consulting where appropriate.
QUALIFICATIONS:
BS in Mechanical Engineering or Industrial Engineering is required at a minimum. 8-10 years of work related experience in developing technology related devices, with 4 years of project leadership experience with new product development in a regulated environment . Hands-on experience integrating technology and memory device systems, including the development of ancillary products is required. 2-3 years prior supervisory experience is required. Excellent leadership and people management/development skills are critical. In depth knowledge of International guidelines is an asset. Superior project management skills are critical. Excellent written and verbal communications skills are required.
