Kenmark Construction, Inc. is seeking a highly motivated and experienced onsite Construction Manager to supervise the construction of residential single family subdivisions and miscellaneous construction projects throughout the mid-Peninsula. This individual will be responsible for the day to day oversight and execution of multiple concurrent projects.
Duties & Responsibilities:
•Manage all aspects of construction from site infrastructure through warranty of single family homes.
•Oversight of the onsite project team, including superintendent, administrator, foreman, carpenters and laborers
•Construct quality homes to company standards while adhering to the overall project schedule
•Detailed knowledge of the project scope
•Solid understanding of building processes and systems
•Complete understanding of cost estimating, budgeting and forecasting
•Manage and control all direct construction expenditures
•Manage subcontractors and inspect their work for quality and adherence to building codes
•Schedule subcontractors, inspectors, suppliers and service providers to complete work on a timely basis
•Prepare monthly schedule of values and monthly construction loan draw requests
•Maintain job site safety and ensure that job sites and personnel, including subcontractors, are OSHA compliant
• Responsible for SWPPP administration
•Maintain communications with local governing agencies to obtain all required inspections and obtain and manage certificates of occupancy
•Manage project closeout and warranty work
•Work with sales staff toward providing homebuyer with a quality home buying experience
•Maintain rapport with the buyers in regard to buyer concerns and custom options
Minimum Requirements:
•5+ years experience as a construction project manager with homebuilder experience preferred.
• Bachelor’s degree in Construction Management, Civil Engineering or related field required
•Position requires a strong understanding of all applicable building codes
•Knowledge of infrastructure required
•Proficient computer skills using MS Office Suite and scheduling software (MS Project or similar) required
•Excellent listening, verbal and written communication skills
•Excellent time & project management skills
•Leadership ability & strong problem-solving skills
•Tactful diplomacy skills for working with the public (i.e. customer service issues, subcontractor disputes, etc.)
•A detail-oriented team player, with a strong work ethic and a “can-do” attitude
