I saw an article in the Contra Costa Times about Downpayment Assistance programs for 'Low Income' First Time Home Buyers offered by the city of Antioch and thought it would be nice to be able to get into a home now that some properties are available within a lower price range.

I am a Veteran on pension of $985 per month, no revolving debt and looking for a home to purchase with no more than $500 to $600 per month payments including principal, interest, taxes and insurance preferably in Antioch, Concord, Pleasant Hill or Martinez areas. Home (not a condo, mobile home or anything with HOA dues either) must be 2 br 1 bath minimum single level separately standing home only with garage and backyard. I have back injuries so it is important my home is single level to make it easier to care for it and move furnishings in and out of it.

Realtors and Loan Officers: Find a seller who is open to carrying financing with no down payment or using the downpayment assistance program for Antioch area for me and perhaps it could be a starting point for demonstrating that Veterans like me receiving small pensions can actually own a home in Contra Costa County. I have no money in the bank to pay a downpayment, lender fees out of pocket or closing costs either only because my rent for a little over the last year has been almost as much as my pension since my girlfriend was laid off and receiving unemployment insurance-we exhausted savings to near nothing this year. OK to pull my credit on behalf of seller but I do not have 700 or above FICO so the lender guidelines reduce the loan amount I could qualify for either so I'd be wasting both of our time if I were to apply for a loan through a bank or mortgage broker. I am considered a 'First Time Homebuyer' because I have not owned a home in over 10 years. Because I am on a VA pension my income is 'for life' and I receive an annual cost of living increase. I'm dependable and live frugally and have perfect rental payment history too.

If anyone reading this has any offerings that can fit our situation, please let me know with the information cut and pasted into the email.
